The suite and its terrace; housekeeping twice daily; the evening turndown. The five shared bodies of water: the 25 m six-lane lap pool at 28 °C, the main terrace pool with its infinity edge, the thermal pool held at 34–36 °C the whole year, the children's pool at 0.5 m and the cold plunge at 12 °C. Towels at every one of them. The remaining four of the estate's nine pools belong to the villas and are taken with the house.

The Athletic Club in full — 1 345 m² over seven zones, two studios, the forty classes a week, the two padel courts and the tennis court. The four surveyed running routes on the estate, and a bicycle for as long as you want one.

Service. It is in the price of the suite, the price of a plate and the price of a drink, and nothing is added at the end of a bill anywhere on the estate.

Room only and half board: 30 per cent of the confirmed total at confirmation, the balance 14 days before arrival.

Advance purchase: the whole amount at confirmation, which is the condition the 12 per cent is attached to.

The Villa Table: 50 per cent at confirmation, the balance 30 days before arrival.

Four Nights, Three Charged and The Long Stay settle on the room-only terms: 30 per cent, then the balance 14 days out.

Extras taken through the planner — the transfer, the Long Circuit, a dog — are added to the balance rather than charged separately.

On room only, half board and both of the night-count packages, the ladder is: more than 21 days before arrival, the deposit is returned in full; 21 to 8 days, the deposit is retained; 7 to 2 days, half the confirmed total is retained; inside 48 hours of 15:00 on the day of arrival, the confirmed total is retained.

The Villa Table ladder begins at 30 days, in the same four steps, because the kitchen and the cars are committed earlier.

A confirmed stay on room only or half board can be moved once, to any arrival date within twelve months, if the request reaches reservations more than 21 days before the original arrival. The new dates are charged at the band rate that applies to them, which can be higher or lower than the original.

Advance purchase is settled in full and the dates stay as booked. A stay on that plan is insurable, and reservations will set out in writing what your insurer is likely to need.

A child between three and twelve is €45 a night on any plan. A cot for a child under three is made up before you arrive at no charge, and is listed in the planner so it appears on the confirmation rather than being remembered on the day.

An adult beyond the number a suite includes is €95 a night. The Dune Room and the Pine Suite include two; the Pine Suite is the one that takes a third, on a bed made up in the sitting area. The Atlantic Suite includes four, in a 200 × 210 bed and two singles at 100 × 200. The Lagoa Villa includes eight across four bedrooms.

The children's pool is 0.5 m throughout and is the one pool on the estate with no deep end at all.

Dogs stay in the Lagoa Villa, two the maximum, at €45 a night each. The villa has a walled garden on the lagoon side and its own gate onto the sand track, which is the practical reason the policy sits where it does.

The nine pavilions are kept clear of animals so that guests with allergies can book any suite in them without asking first. BRASA, A CASA and the terraces take dogs on a lead at any service.

Five suites or more on the same dates are handled by the events team rather than through the planner, because that is the point at which the dining rooms and the water timetable have to be planned around you.
